Office refits

Office Renovation Cleanouts in Fort Worth

Office refits mostly happen in buildings that are still operating, which means the debris has to leave through a lobby other tenants are using, in a service elevator with a booking sheet, outside business hours.

The building is the constraint, not the debris

An office strip-out generates a fairly ordinary set of materials: suspended ceiling grid and tiles, stud partitions, carpet tile, old cabling, and whatever was fixed to the walls.

What makes it complicated is the building. A multi-tenant office in downtown Fort Worth or along the Alliance corridor will have a loading dock with booking rules, a service elevator that has to be reserved, protection requirements for lobbies and corridors, and almost certainly a restriction on doing noisy work during business hours.

Which is why these jobs are usually done in the evening or over a weekend, and why the coordination is worth doing properly before the day.

What comes out of an office refit

  • Suspended ceiling grid and tiles
  • Stud partitions and glazed screens
  • Carpet tile, underlay and adhesive residue
  • Old cabling and containment
  • Kitchenette units and fittings
  • Built-in reception and joinery
  • Light fittings and diffusers
  • Signage and wall fixings

Working around tenants who are still there

The people still working in the building did not choose the refit and should barely notice it. Protection down in shared corridors, debris bagged rather than carried loose, nothing staged in a lobby, and the route left clean at the end of each shift.

Building management usually has specific requirements about all of this. Get them to us in advance and they are straightforward; discover them on the night and the job stops.

  • Certificate of insurance filed in advance
  • Dock and elevator slots booked
  • Shared corridors protected and left clean
  • Out-of-hours working as the default

FAQ

Office Renovation Cleanouts in Fort Worth — common questions

Can you work evenings and weekends?
Yes, and for occupied office buildings that is usually the default rather than the exception.
Do you handle building management requirements?
Yes — certificates of insurance, dock bookings, elevator reservations and protection requirements are all routine. Send us what the building needs and we will have it in place before the job.
Do you take ceiling tiles and grid?
Yes. Both are bulky and light, so they take more truck than their weight suggests. Older buildings may have tiles that need testing before disturbance — if there is any doubt, get that done first.
Can you clear carpet tile and the adhesive underneath?
We take up and remove carpet tile and loose adhesive residue. Grinding or chemically stripping a floor is a flooring contractor’s job.
