Eviction Cleanouts in Fort Worth
An eviction cleanout is a normal clearance with one additional requirement: it happens after the legal process has concluded, not during it. We clear the property once you lawfully have possession, and not before.

Where we fit in the process, and where we do not
Eviction in Texas is a court process with defined steps and defined timing, and it ends with a writ of possession executed by a constable. Until that has happened, the property and its contents are not yours to clear.
We are not part of that process. We do not attend evictions, we do not remove people or their belongings from an occupied property, and we do not advise on the law. Any company willing to do those things is creating a serious problem for the landlord who hired them.
What we do is straightforward: once you confirm the process is complete and possession is lawfully yours, we clear the property, document it, and hand it back empty.
How an eviction clearance runs
- 1
You confirm possession
The legal process is complete and you have the right to dispose of what is in the property.
- 2
Photographs first
The crew documents the condition and contents on arrival, before anything moves.
- 3
Full clearance
Every room, plus garage, storage and yard. Trash, furniture, appliances and belongings.
- 4
Documented handover
Completion photographs so you have a record of the state the unit was left in.
What these properties are usually like
Being realistic about it: a unit cleared after an eviction is often in worse condition than a normal turnover. There is frequently spoiled food, general refuse, damaged furniture and belongings left in a hurry.
That is expected and it is priced as what it is — a heavier, dirtier job than a standard clearance. The crew arrives with the right equipment rather than being surprised by it.
- Spoiled food and general refuse
- Damaged furniture and appliances
- Belongings left across multiple rooms
- Yard, garage and exterior storage included

FAQ
Eviction Cleanouts in Fort Worth — common questions
- Can you clear a property before the eviction is finalized?
- No. We clear once you confirm the legal process is complete and possession is lawfully yours. Acting earlier creates liability for you as well as for us.
- Do you attend the eviction itself?
- No. Executing a writ of possession is a constable’s function. We are a clearance service and we arrive afterwards.
- Will you document what was in the property?
- Yes, as a matter of course. Photographs on arrival and on completion, which is worth having if the former tenant later disputes what was there.
- How quickly can you get out there?
- Usually within a day or two, and frequently sooner. Tell us the date possession is expected and we will provisionally hold a slot for shortly after it.
