Eviction Cleanout Checklist

The single most important point about an eviction cleanout is when it happens: after the legal process has concluded and possession is lawfully yours, not before.

Where the legal process ends and the clearance begins

Eviction in Texas is a court process with defined steps, and it concludes with a writ of possession executed by a constable. Before that point, the property and its contents are not yours to clear, and acting early creates liability that lands on you rather than on a contractor.

No junk removal company should be attending an eviction, removing an occupant, or clearing a property that is still lawfully occupied. A company willing to do any of those is not being helpful — it is creating a problem.

Once possession is lawfully yours, the clearance is ordinary work, and usually available within a day or two.

After possession

    Secure the property

    Change the locks before anything else. This is the first thing, not the last.

    Photograph and inventory

    Every room, before anything is touched. Evictions produce disputes more often than ordinary move-outs.

    Set aside documents and valuables

    Identity papers, medication, financial records and anything with apparent value.

    Clear the unit

    Furniture, refuse, appliances, storage, balcony and any assigned parking or garage space.

    Assess and repair

    Only visible once the unit is empty. Post-eviction damage is common.

Be realistic about the condition

A unit cleared after an eviction is usually in worse shape than a normal turnover. Expect spoiled food, general refuse, damaged furniture and belongings abandoned in a hurry across multiple rooms. Sometimes there is pest activity as a result.

That is not a reason to be squeamish about it, but it is a reason to describe it accurately when booking. A quote based on "a two-bedroom unit" and one based on "a two-bedroom unit after an eviction, food left in the kitchen" are different numbers, and the second one holds.

Can a clearance happen before the eviction is finalized?
No, and no reputable contractor should offer it. The clearance happens once the legal process is complete and possession is lawfully yours.
Do you attend the eviction itself?
No. Executing a writ of possession is a constable’s function. We arrive afterwards.
What should be done with documents found in the unit?
Set them aside rather than disposing of them. Identity documents, financial records and medication in particular. What happens next is a question for your attorney.
How quickly can you get out after possession?
