Office clearances fail on lead time rather than on volume. The building requirements alone can take two weeks to satisfy, and they cannot be rushed on the night.

Eight weeks out

Broom-clean and return-to-shell are very different scopes. Know which you owe.

Inventory the furniture
Count workstations. This is what a clearance quote turns on.

Both need lead time. Eight weeks is when this is still possible.

Insurance limits, dock rules, elevator booking, permitted hours. Get it in writing.
Four weeks out

Book certified shredding
Paper first, cabinets after. Records destruction is a separate service and it books up.

Plan IT decommissioning
Drives out or certified-destroyed before hardware leaves the building.

Book the clearance
Against the handback date, with out-of-hours access confirmed.

File the certificate of insurance
With building management, not on the night.
The final week

Confirm dock and elevator slots
Reconfirm rather than assume. Bookings get moved.

Mark anything being retained
Physically. A crew clearing a floor will clear the floor.

Clear the space
Usually overnight or across a weekend in an occupied building.

Walk it with the landlord
Photographs on completion, and a joint walk-through if the lease requires one.
The places offices forget

- Storage rooms on other floors
- The kitchen — appliances, crockery, the fridge
- Signage inside and outside the suite
- Wall-mounted screens and their brackets
- Anything in the basement or a shared store
- The archive nobody has opened in five years
- Plants, artwork and anything on loan

- What does the building usually require?
- A certificate of insurance with specific limits, a booked dock slot, a reserved service elevator and out-of-hours working. Ask for the requirements in writing early.
- Should the paper be shredded before or after clearance?
- Before. Certified shredding handles the records, and then the cabinets are ordinary furniture — and considerably lighter.
- What does broom-clean actually mean?
- Empty and swept. It does not mean professionally cleaned, and it does not mean reinstated. Check whether your lease requires more than that.
