What an Office Cleanout Costs in Fort Worth

Office clearance is priced on different variables from residential work. Square footage is nearly useless as a predictor. Workstation count and building access are what actually matter.

Count desks, not square feet

Two offices of identical floor area can differ by a factor of three in clearance cost. A sparsely furnished executive floor and a densely packed operations floor with a hundred workstations occupy the same square footage and produce wildly different loads.

So the first question is always workstation count, followed by whether those workstations are freestanding desks or a connected cubicle system. Freestanding desks lift and go. Cubicles have to be dismantled, and that is where the labor concentrates.

The second question is the building, which on a downtown Fort Worth or Alliance-corridor office can matter as much as the contents.

What moves an office quote

Workstation count

The single best predictor. Desks, chairs and pedestals scale directly with headcount.

Cubicles or not

Systems furniture must be dismantled. Fifteen to thirty minutes per station before anything is loaded.

Building access

Dock, service elevator, floor level and carry distance. A tenth floor is not a ground floor.

Working hours

Out-of-hours access is often required in occupied buildings and is factored into the job.

Rough scale

Load size before access is factored in.

OfficeApproximate load
Small suite, under ten peopleA half to a full load.
Single floor, twenty to forty desksOne to two loads.
Dense floor with cubiclesTwo or more loads, and substantially more labor.
Multi-floor tenancyScheduled across several nights.
Storeroom or archive onlyFrequently a full load on its own, and heavy.

The two things that get forgotten in an office quote

Paper. An archive room of full filing cabinets and banker boxes is one of the heaviest loads in commercial clearance — paper is dense and a full four-drawer cabinet weighs a great deal. It also usually needs certified shredding before it can go anywhere, which is a separate service.

And IT. Servers, monitors, network gear and cabling accumulate in a comms room over years and none of it can go in a general load. Route it through electronics handling, and remove the drives first.

FAQ

Related questions

Why do you need the workstation count?
Because it predicts the load far better than floor area does. Two offices of the same size can differ by three times depending on how densely they were fitted out.
Does out-of-hours working cost more?
It is factored into the job. In most occupied multi-tenant buildings it is not optional anyway — building management requires it.
Should we shred first or will you take the files?
Shred first, using a certified service. We move cabinets and general waste; we do not offer records destruction and would not want you assuming otherwise.
