Commercial leases vary considerably in what they require at handback. Some ask only that the premises be left clear and broom-clean. Others require the removal of tenant fit-out, reinstatement of partitions, or the space returned to a defined base condition.
That distinction matters because the second is substantially more work, involves contractors as well as a clearance crew, and needs a longer run-up.
Getting the actual wording in front of us before we quote avoids the far worse discovery that a job scoped as "empty the unit" was contractually "return to shell".
