Older industrial buildings hold more than you think

A unit that has been occupied by the same business for thirty years accumulates in layers. Current operations on the floor, the previous process in the back bay, and whatever the tenant before that left in the mezzanine.

Most of it is ordinary non-hazardous material: scrap metal, timber, benches, shelving, obsolete tooling, packaging, broken plant and general trash. That is straightforward clearance work at volume.

Some of it is not, and this is where a clearance needs an honest vendor. Drums, unlabelled containers, waste oil, solvent residues, old electrical equipment that may contain regulated components — none of that goes on our truck, and a company that says otherwise is creating a liability that lands on the property owner.

The conversation worth having before we quote

Tell us what the building was used for. A joinery shop, a print works, a metal fabricator and a distribution unit leave behind very different residues, and knowing which one you have changes both the quote and whether we are the right contractor at all.

If there is anything you are unsure about — unlabelled drums, a bunded area, staining on a slab — get it assessed before booking a clearance. It is a far cheaper problem before a crew is on site than after.

What will you not take from an industrial unit?
Drums, waste oil, solvents, chemicals, fuels, batteries, contaminated material, unreclaimed refrigerant units and anything regulated. Those need licensed disposal contractors and we will say so rather than taking them.
Can you take machinery?
Non-powered frames and dismantled equipment, generally yes. Anything containing fluids needs draining first, and anything requiring rigging to move is a specialist job.
Can you clear a unit for lease handback?
Yes, and it is common work. Tell us the handback date and what the lease requires, and we will schedule back from it.
Do you need a site induction?
Where you require one, yes, and we would rather do it than skip it. On an active industrial site that is normal practice.
