The variable is the building. Some NRH communities require insurance on file and an elevator booking; others are surface-parked garden-style properties where the truck pulls up outside the door.

What a deposit walk-through is actually looking for

Most leases require the unit returned empty and clean, and most disputes about a deposit turn on the first of those two rather than the second. An inspector who finds a unit spotless apart from a sofa nobody could carry down is not going to call it empty, and the charge that follows is a disposal charge set by the property rather than the market.

That is the arithmetic worth doing before you decide to leave something behind. A property charging to remove an abandoned sofa is charging for its own inconvenience as well as the haulage, and it is almost always the more expensive route.

The other half of it is timing. A walk-through booked for Friday morning means the unit has to be clear on Thursday, not Friday, and a clearance booked for the morning of an inspection leaves no room for anything to go wrong.

For properties rather than residents

Communities running several turnovers at month end get meaningfully better economics by batching them into one visit rather than calling each one in separately. The crew works the building once, the elevator is booked once, and the per-unit cost falls accordingly.

A standing arrangement also covers the recurring problem every community has: the furniture that appears beside the enclosure and belongs to nobody. Nobody reports it, everybody photographs it, and it sits there until somebody with authority to spend money notices.

Where a property is running make-ready to a relet date, the clearance is the first task in the sequence rather than one of several running in parallel. Flooring, paint and maintenance all wait on an empty unit, so a day lost here is a day lost at the end.

I am the resident, not the property. Can I book this myself?

Does the unit need to be swept as well as emptied?
The crew sweeps the space it clears before leaving. That is not the same as a cleaning service, and a lease requiring professional cleaning will still need one; what it does mean is that nothing is left behind by us.
