Apartment Turnover Cleanout Checklist

The clearance sits at the front of the make-ready critical path. Everything after it is blocked until the unit is empty, which is why a slow clearance costs more than it appears to.

Days vacant is the only number that matters

A turnover is a sequence and it has a critical path: clear, clean, repair, paint, photograph, list, show. Nothing on that list can start before the unit is empty.

So a clearance that takes three days to arrange adds three days to every subsequent step and three days of lost rent, regardless of how efficient the rest of the process is.

The fix is structural rather than heroic: have a clearance vendor on an account so it is a phone call rather than a procurement exercise.

The make-ready sequence

    Inspect and photograph

    Document the condition before anything is removed. This is also your deposit evidence.

    Clear the unit

    Everything: furniture, appliances left behind, trash, balcony items and anything in assigned storage.

  3. 3

    Deep clean

    Only meaningful once the unit is empty. Cleaning around furniture wastes the clean.

  4. 4

    Repair and paint

    The trades that need an empty, clean space to work in.

  5. 5

    Photograph and list

    New photographs, not the ones from the last listing.

Where things get missed in a turnover

These are the spots a clearance walk-through most often skips.

  • The balcony or patio
  • Assigned storage closets away from the unit
  • The parking space or carport
  • Above the water heater and in utility closets
  • Under the kitchen sink
  • The top shelf of every closet
  • Anything in the breezeway outside the door
  • Assigned garage or shed where the property has them

Batch where you can

A community turning over several units in the same week gets meaningfully better economics by clearing them together. A crew already on site doing three units is far more efficient than three separate visits.

Where turnovers cluster around month end — which they usually do — booking the batch a week ahead rather than reactively is worth doing.

Before, always. Cleaning around furniture and belongings wastes most of the clean and the cleaners will have to come back.
How fast can a unit be cleared?
Usually same-day or next-day. On a standing account it is generally the same day it is called in.
What about belongings the tenant left?
Photograph and inventory them, and confirm your legal position before disposal. There is a separate guide on that specific situation.
Can several units be done in one visit?
Yes, and it is significantly cheaper per unit. Batching around month end is worth planning for.
