What a Garage Cleanout Costs in Fort Worth

Garages are the hardest thing to estimate by eye, because the volume is vertical and most of it is behind something else. There is a simple trick for judging it.

The shelving-line test

Stand at the garage door and look at how high the contents reach relative to the shelving. If most of the volume sits below waist height, you are probably looking at a quarter load or less. If it reaches shoulder height across a full wall, you are into half-load territory. If you cannot see the back wall, assume three quarters and be pleasantly surprised.

The reason people underestimate is that a garage stores upward. A pile that covers a third of the floor but reaches the ceiling holds far more than a pile covering the whole floor at knee height.

The other reliable indicator is time since it was last cleared. Under three years is usually manageable. Over ten years in a Fort Worth two-car garage is almost always more than half a truck.

What makes a garage more expensive than the volume suggests

Weight, mostly. Garages accumulate the heavy things a house has no room for: paint-free timber, scrap metal, weight sets, engine parts, tile left over from a job, bags of hardened cement.

Shelving is the other one. Freestanding units come out easily; wall-anchored systems and overhead racks take time to unbolt, and overhead racks in particular are awkward work above head height.

And sorting. A cleanout where the household is going through things as they come out takes considerably longer than one where everything is going. Neither is wrong, but they are different jobs.

Set aside before the crew arrives

These need household hazardous waste disposal and cannot go on the truck.

  • Paint, stains, thinners and solvents
  • Motor oil, fuel cans and antifreeze
  • Pool chemicals and weedkiller
  • Car and lithium batteries
  • Propane tanks
  • Tires, which need a dedicated recycler
